As a non-profit organisation, we want to open a residence hall for students and students from all nations in a currently vacant building in Munich.

Almost 100 young people could move in as early as December 2026!
Our offer is aimed in particular at international students, students at Studienkolleg and young people preparing for Studienkolleg. They will live in the house together with young people from Germany. We are also happy to accommodate people with a refugee background. Some of the accommodation will also be barrier-free and wheelchair-accessible.

Before we can really get started, we now need to check a few framework conditions:
We are using existing funds to finance legal advice for the necessary contracts.
We need a reliable inspection of the building so that we can enter into discussions with banks and lenders.
This will be done in two phases:

1st phase
In order for the project to pay off in the long term, we need up to 100 residential places.
There are currently only 72 places in the building.
We are therefore working with the architect to develop a concept for how to add an extra floor.
There also needs to be a change of use to ‘student housing’, which means structural changes and fire safety measures.
During this phase, we also seek to liaise with the approval authorities and the monument protection authorities in order to identify any issues and challenges at an early stage.
At the end of phase 1, we know with a high degree of certainty whether our project is generally feasible.

Phase 2
In the second phase, we go into detail and analyse all the technical issues surrounding the building.
As all the installations (electrical and sanitary) have not been changed since construction in the 1960s, refurbishment is necessary in many places.
At the end of the second phase, a cost estimate of all the necessary measures is drawn up in order to subsequently hold talks with the bank.
